Let's say that Hardpan (I'm using him simply because I know his kid's name also) owns something and I'm renting it, and I've got a lease. Has 10 years to run. Hardpan kicks it. The Sarsaparilla Kid inherits. Can he kick me out? "Your deal was with my father and he is dead, so your deal is null and void."? That appears to be what's going on in the TV show. The owner of the property was murdered, and now this new guy shows up and says that he owns the property, and "you are being evicted". And before someone says it depends on the state, let's make this Los Angeles because that's where it is on the TV show.
